Design
mourHotel developments fall primarily into two main categories, new-build and conversion. Our aim is to concentrate predominantly on a new-build basis and we only entertain conversions in main cities such as London.

For conversions to be viable, the building must have a width of approximately 15 metres with a minimum number of risers present.

The minimum size of hotel that we will consider is 100 bedrooms and the maximum is generally 150 bedrooms. There are exceptions to this rule where we consider up to 200+ bedrooms appropriate in London, including its airports.

On average, one bedroom equates to approximately 42 square meters of GIA The above square foot allowance is inclusive of all corridors and front and back of house areas. It is necessary that the front and back of house areas are all contained on one level. In terms of car-parking, we naturally seek as much as we can achieve but recognise that this land take and development cost can make deals unviable, thus we always take a view on local provision.

Room Sizes & Mix
Our standard room size is 25 square metres. Accessible rooms have the same dimensions. All of the remaining ancillary elements of the hotel lead off from the reception area. While we recognise that this changes from project to project, a preferred layout can be obtained here.
