Deal Structure
Freehold
mourHotel will purchase freehold sites with or without planning. We are willing to engage at an early stage with a landowner or developer and assist in the planning process to ensure the maximum usage and therefore return on the site
Leasehold
mourHotel
will enter into agreements on FRI institutional leasehold basis, usually 25-35 years. We keep our lease deals straightforward and quantifiable. In most cases, leases have a specific uplift percentage, compounded annually with reviews every five years. A separate FF&E arrangement is agreed that has enticing benefits for the developer and one total rental sum is payable over an annual basis that has the benefit to the developer of being capitalised over the term of the lease with responsibility of the developer for FF&E ceasing upon completion.
We are fully geared for turnkey solutions with a user-friendly specification, detailed tenants requirements list, strong procurement function that removes all ambiguity relating to FF&E as well as a dedicated project manager to assist throughout the build period.
